8 Star House

The Revolution Road display development in Perth’s south eastern suburb of Seville Grove is a showcase for ecologically sustainable building ideas and features homes built from a variety of materials.

To be included, each home has to have a minimum 5 star rating and show considerable energy and water savings through its design and construction.

One home, built by HIA Greensmart Professionals, Jade projects, in partnership with Think Brick Australia, achieved an impressive *8 Star rating and is the highest rated home in the development. And it achieves this excellent rating partly through its double clay brick construction – a construction style favoured by West Australians for generations.

By applying the findings of Think Brick Australia’s research into the thermal performance of Australian housing and designing for Perth’s unique climate, Jade Projects have created a home that teams sustainability with affordability. The 185m2 home cost around $200,000 to construct (at the time of completion) and incorporates many simple and practical ideas new home builders can use in their own homes. In turn, the home itself is being monitored by several sensors which will measure internal air temperatures and humidity and deliver these findings back into the research work.

The three bedroom, 2 bathroom home is ideally orientated to face due north, allowing the thermal mass in the tiled concrete flooring and double clay brick walls to absorb and release much needed warmth in winter and ‘coolth’ in summer. A removable shade sail is placed over the large glazed windows on the northern side to further protect the home from the sun’s heat in summer.

Windows and doors have been positioned to maximise cross ventilation, making the most of Perth’s famous ‘Fremantle Doctor’ afternoon breezes in summer and doors feature draught excluding seals.

Fixtures and fittings in the kitchen, laundry and bathrooms are all water efficient and grey water is recycled onto the ‘water-wise’ garden after use. Electric-boosted solar hot water is another feature that helps to keep energy costs and harmful carbon emissions low.
